Keeping drains flowing

Is a Slow Drain Covered by Homeowners Insurance?

Most homeowners insurance policies cover sudden, accidental damage, but not damage from something that built up slowly over time.

A pipe that bursts without warning is usually covered, along with the water damage it causes. A drain that has been slowly clogging for months due to grease, hair, or tree roots is generally treated as a maintenance issue, and maintenance issues are typically excluded.

What this means for you

If a slow drain is left alone long enough to cause a backup or flooding, an insurer may deny the claim on the grounds that regular upkeep would have prevented it. Keeping up with routine drain cleaning is not just about convenience, it also protects you from a repair bill your policy will not cover.

If you are not sure whether a specific situation would be covered, your insurance provider can confirm the details of your policy.
